When it comes to selling your property I believe that you should have a choice in how much you pay! This is why I offer a flexible commission schedule based on your needs and goals.
Here is a brief overview:
For Sale By Owners (FSBO) *** FREE ***
I'll provide a home page for you free of charge with no commitment from you. You will be able to enter and upload the property information at your leisure.
Flat Listing Fees - Basic $395
Do you want your property listed on the MLS, Realtor.com (Showcase upgrade) and Chicago Tribune to let buyers know you are selling your property? Then this is the plan for you! Included with this plan is a Showing Service ($50 value) to help schedule your showings and provide feedback from buyers viewing the property. You will also be able to determine what % of the contract price you will pay for a Real Estate Agent bringing you a qualified buyer. Additional services are available as needed or desired (lockbox rental, marketing assistance, contract negotiation, etc). Also included is a free website for your home (see the FSBO section listed above)
Flat Listing Fee - Premium $595
All services of the Basic level PLUS a custom website for your property, your property posted to over 12 websites (Google, Yahoo, etc) and a free marketing brochure (in PDF format) to help you! The website allows for you you to post upto 36 pictures of the property (the MLS only allows 9) to help show more features of your property. In addition you will also be able to monitor any web activity for your listing.
Commissions Plans
In addition to the above mentioned plans I also offer a variable commission plan to help you sell your property. If you have already selected a Flat Listing Fee option I will apply any payments already received towards the commission upon a successful sale of your property.

For Sale By Owner Program

If you are motivated to sell your house on your own I am offering a program to help you out! I call it my For Sale By Owner (FSBO) Program and is set up in stages to go at your own pace of selling your house. Here is a brief summary of my program to maximize your money!
Stage 1: Basic Marketing of your home
I will provide you with a free website with your home address so you can direct buyers to view the property online. I can also provide a 24 hour pre-recorded message for your home so any buyers can listen to a summary of the property. Usually I recommend you try this for the first 2 weeks and you can sell your house for no commission if no Real Estate agents are involved.
Stage 2: Introduce your Home to the MLS and Internet
This stage includes everything in Stage 1 PLUS your property is now listed on the MLS, Realtor.com, ChicagoTribune.com, etc. This opens up the showings to a larger audience AND includes a showing service to help you schedule the viewings of your property and provide feedback. There is a small flat listing fee plus whatever you want to pay a buyers agent. I typically recommend this listing format for at least 2 weeks.
Stage 3: Advanced Marketing of your Home
This includes everything from Stage 1 & 2 plus a more customized website prepared listing more detail on your property and greater internet exposure. Your property information is syndicated to more over 12 websites (Google, yahoo, etc) for greater exposure. This also includes marketing brochure/flyers in PDF format for your property for emailing or printing. There is an additional fee to cover production of the website and marketing materials. I recommend this for at least two weeks to see what kind of exposure you get and gather any feedback.
Stage 4: Traditional Listing (Commission-Based)
This is where you hand-over the marketing and showing for your property to me to free up your valuable time. Once your home sells any fees paid in my prior stages will be deducted from the commission.
